The City of Natalia has created a Planning & Zoning Commission to identify and accomplish community needs and development of this city. The Planning & Zoning Commission may also review, inspect and initiate consideration, or formulate recommendation to City Council, upon application for proposed zoning, special use permits, variances, annexations, and subdivision of land.

ORDINANCE REGULATIONS:

Subdivision Ordinance - regulates the control of the subdivision of land, on order to provide for the safe, orderly and healthful development of the community and to secure adequate provisions for traffic, light, air, recreations, transportation, water, drainage, sewage, and other public facilities.

Zoning Ordinance - regulates and enacts restrictions and enforcement in accordance with the city’s Comprehensive Master Plan, designed to lessen congestion in streets; to ensure safety from fire, panic, and other dangers; to provide adequate light and air; to prevent the overcrowding of land; to avoid undue concentration of population, to guide and limit the use of areas subject to periodic flooding; and to facilitate the adequate provisions of transportation, water, sewage, parks and other public improvements.

Comprehensive Master Plan - is a twenty-year (2018-2038) planning guide for the physical development of the community by identifying characteristics and features which influence the community growth patterns in the areas of housing, population, land use, and projections for future development needs, and how to facilitate the affects of these major elements.
